Buying a home is one of the most important decisions you will make in your life. After all the time and effort you and/or your Realtor have already expended in locating the perfect home, arranging financing, negotiating the terms of your purchase and tending to the myriad details involved in actually moving into your new home, the last thing you want is a stressful closing, a delayed closing, or worse, no closing at all.
Contract Review - We will review your purchase offer contract before it is offered. Important Note! Unlike many other jurisdictions, in the DC Area purchase offers are typically made on the Association of Realtors standard form and once accepted by a Seller constitute a binding contract!. Please consult legal counsel before making written offers.
Title Search/Examination/Arrange Title Insurance - We arrange with title abstractors to search all relevant records to determine the state of title on the property. We examine the search and if necessary will take action to clear up title defects to endeavor to provide you with insurable title.
Prepare/Review Loan Documents - We will review the paperwork prepared by mortgage brokers/lenders and if necessary prepare additional deeds of trust for seller takebacks or other financing arrangements.
Prepare and Record your Deed - We will prepare and record your Deed and explain the various ways of holding title such as: Sole, Tenants By the Entireties, Tenants in Common, Joint Tenants with rights of Survivorship, revocable living trusts, and the implications of each type of tenancy.
Arrange for Survey of Property - We will arrange for site location survey or if desired a full stake survey, we will explain the differences and costs involved.
Escrow Agent - We will collect, hold and disburse all funds required to complete the transaction.
Prepare and Explain Settlement Sheet - All settlement agents will prepare a settlement sheet, we not only will prepare it but will fully explain each and every item on it so you will know what your costs are BEFORE reaching the settlement table. All our settlement statements fully comply with the latest Housing and Urban Development Real Estate Settlement Procedures Act (RESPA) regulations, are generated by computer and are presented in a clear format.
We are available to answer all Frequently Asked Questions (FAQs) and handle all last minute surprises. Important Note! Buyers have the legal right to select the settlement attorney of their choice.
